Great Places is set to invest £4.6m in a new 28-home development in Lytham, St Annes, after purchasing the site following the collapse of the previous developers in 2019.
The housing association has received detailed planning consent to build 16 homes for shared ownership on the Heyhouses site, which will later be sold by Plumlife Sales.
Great Places also has permission to build a further 12 homes for affordable rent.
The Heyhouses site was included in a previous outline and reserved matters planning application in 2013 for 162 homes, a retail unit, care home, and public house.
Morris Homes has already built 132 new homes, and the previous developer built a supermarket, care home, and public house, before leaving plans for a further phase of the permission undeveloped.
This scheme means that the wider Heyhouses development now delivers a wide range of tenures.
Helen Spencer, director of Development at Great Places, said: “As an organisation, Great Places continues to play its part in tackling the housing crisis and we’re delighted to be building in an area, which really needs new affordable housing options.
“When the previous developer went into administration, we were very proactive in looking at how we were able to work to create an opportunity with the final phase to bring much-needed affordable homes to market.
“With the local market out of the reach of some buyers and rents very high, this mixed-tenure site should prove very popular in what is a very desirable area.
“We’re building lots of new homes along the Fylde coast, and we are proud to bring these new homes to Lytham, St Annes.”
Great Places is building the new homes in partnership with local contractor RP Tyson.
