Swan Housing Association has announced it will open a new offsite factory in 2021.
The new facility will manufacture light-gauge steel modular housing and will sit opposite the group’s existing modular facility at Basildon in Essex, which currently produces CLT homes.
Swan says the second factory will help it meet the government’s MMC targets.
Swan’s deputy chief executive, Geoff Pearce, said: “Factory 2 makes us well placed to support the government’s growing focus on MMC – including the recent announcement that development programmes funded through the affordable homes programme 2021-26 include at least 25% off-site manufacture.”
The second factory will begin production in spring 2021, with Swan saying it expects both facilities to deliver over 1,000 modular homes every year.
Swan has partnered with Panattoni, the largest developer in Europe, on the new factory.
At 116,841 sq ft, the factory is considerably larger than its predecessor, which opened in 2017 and came and measures 75,000 sq ft.
Geoff Pearce, deputy chief executive of Swan, said: “Panattoni’s new facility is a key strategic move, which will allow Swan to expand its production and meet key long-term housing delivery targets not just for Swan but also for its strategic and local authority partners.
“Basildon 117’s opposite our existing factory, makes it an ideal location from which to continue to expand our offsite capability to include a steel framed approach and to increase the use of pre-manufacturing and componentisation.”
Swan has set itself a target to manufacture 10,000 factory homes a year by 2027.
James Watson, development director for Panattoni, said: “It’s hugely promising to see Swan occupying this development on a long-term basis to support the growth of their company.
“The scheme is the largest to have been delivered in Basildon for over 10 years and will now give the organisation the space it needs to deliver on its targets.”
Swan Housing Association owns and manages around 11,000 homes.
